Introduction

Curlew is a two double bedroom mid terrace house within easy walking distance of Poole Quay, Poole Town Centre approximately 200 metres from the waters edge of Poole Harbour. It is fully double glazed with gas fired central heating and an immersion heater for the summer months. The furnishing is modern and the kitchen and shower room have been recently refitted.

The owners' aim is to provide a very comfortable, clean &  well equipped holiday home for their guests to which they will readily return and recommend.

A map of Poole town with Curlew located on it is supplied with the paper leaflet of the property following an enquiry/ booking.

The bus station is 10 minutes on foot via Seldown Bridge. A taxi rank is located 50 meters to the west of the bus station adjacent to the Dolphin shopping Centre and the George roundabout.

The railway station is 15 minutes on foot through the shopping area. It has a taxi rank outside. The 'Route One' bus calls at the railway station on its loop of the town centre and its closest stop to Curlew is on Ballard Road about 100 metres from the house.

 

Arrival and Parking

There is a driveway, which slopes towards the road slightly, immediately in front of the property. Additional parking may be available behind the property in specific visitors spaces but these are generally taken during the day in the high season.

Entry to the property for the first time will be with the owners at a specific time or following a phone call as the guests near Poole. The front door is a standard size, double-glazed with a raised threshold.

A welcome pack of bread, butter, milk, etc will be available/chilling. A brief tour of the property with information as to location of controls for heating, hot water and storage and sources of further information about the property, the area and its amenities, located in a lever arch file in the bookcase in the lounge/dining area will be given. This includes contact & location details of local doctors, library, Tourist Information Centre, local bus timetables and leaflets & guides to local attractions as well as a copy of this statement and the Conditions of Letting

The location of contact details for the owners will be pointed out before up to 2 sets of front & back door keys are left with the guests.

The owners will collect the keys following a telephone call from the guests when they are ready to leave or at a specific time by arrangement. Guests are required to arrive no sooner than 3pm on the day of arrival & leave no later than 10am on the day of departure.

 

The Property

Groundfloor

 

The ground floor of the property is generally open plan.

The carpeted entrance hallway has a light point - switch on wall to left as one enters, single panel radiator, stairs leading to the first floor, cupboard housing the fuse box, gas & electricity metres and a shelf with telephone directories, coat pegs, small & large mirrors.

 

An archway to the right leads to the kitchen (3.5m x 1.77m/ 11'7 x 5'10"") arranged in a wide 'U' shape with tiled floor. There is a built in fridge with small freezer compartment, fan-assisted oven with grill and four-burner gas hob. The washer/drier is front loading. On the worktop is a microwave with grill, a toaster and kettle. The single bowl and drainer sink has a mixer tap. The central heating boiler and controls are also located on the wall in the kitchen.

 

The hallway leads through to the main living/dining area (3.98m x 3.58m) where there are four armchairs, two with matching footstools, a coffee table, an extendable dining table with four chairs, two further folding chairs can be found in the large storage box/seat under the stairs accessible by lifting the cushion and lid to the box. The chairs and coffee table can be readily moved to suit the occupants' needs. A TV, DVD player, cable receiver box (all with remote controls) and broadband router are situated in the corner of the room. There is a tall narrow bookcase and a double radiator behind the dining table. In addition to a central ceiling light - switch on wall to the left of the archway into the kitchen - there are 2 floor-standing lamps.

 

External - rear

 

A patio door with a raised threshold leads from the lounge onto the enclosed paved (stone, so uneven) patio area, which has a cast aluminum/iron table and pair of chairs, small storage cupboard (unlocked) and wooden shed (locked - key available on request). There is also retractable washing line.

A gate with step immediately outside gives access to the property from the rear.

The wheelie bins for the property are positioned on the gravel to the left as one exits through the gate.

 

First Floor

 

Both bedrooms & shower room lead off the small landing with approx. 2'8" width doors

 

Bedroom one to the front of the property (3.58m into recess x 2.85m - 11'9" into recess x 9'4") has a king size bed, bedside units with drawers either side and bedside lamps. The recess has a sliding mirror door wardrobe with a full-length hanging rail and shelf over. There is also an airing cupboard with slatted wooden shelves, hot water tank and power shower pump. Single thermostatically controlled radiator and central ceiling light - switch to the left on entry. Window to the front of the property.

 

Bedroom two has two single beds one with an under bed. There are two wardrobes with hanging space and shelves, a shelving/dressing unit with mirror over and portable CD/cassette/radio player two bedside tables with lamps. Single thermostatically controlled radiator and central light - switch to the right on entry. Window to the rear of the property.

 

The shower room is fully tiled with a walk in fixed screen shower cubicle 1.7m overall length, showering area 1m x 0.8m, thermostatically controlled power shower, basin with illuminating mirror over, shaver point, toilet and chrome radiator/towel rail. Four down lighters illuminate the room. Extractor fan, no window. NO BATH.
